Here are some items the planning commission will consider today.

CONDOS, SHOPS

ETCO Investments LLC wants to turn a 2.36-acre site on Newport Boulevard next to the Crab Cooker into a development of shops and condos. The project would include 11 three-story buildings to house 36,000 square feet of retail space and 27 condos.

For the waterfront portion, ETCO proposes rebuilding the 18 existing boat slips and adding one more to create a 19-slip commercial marina, replace the bulkhead, and create two ways for people to access a 10-foot-wide strip of public space along the bay front.

The commission must decide whether an environmental report on the project is adequate and whether to approve the project plans.

WHAT TO EXPECT

Planning staffers recommend accepting the report and approving the plans.

HOUSING REPORT

Every year the city must report to state officials on changes to the city’s general plan and how the city has done at helping meet housing needs. The city is expected to try to meet local and regional housing needs at various income levels.

According to the report, from 1998 through June 2006 there have been 1,757 housing units built in Newport Beach. The goal suggested by the Southern California Assn. of Governments is 476 units, but some of those were units for very-low- and moderate-income families that were not built. To meet the goal, 103 units — for very-low- and moderate-income families — would have to be built in the city.

WHAT TO EXPECT

The commission likely will approve the report and send it to the council for a vote.
