Here are some items to be considered by the Planning Commission
tonight.
SENIOR HOUSING
A rezoning of a 3 1/2-acre site bordered by San Miguel Drive, San
Joaquin Hills Road, Avocado Avenue and MacArthur Boulevard could pave
the way for more senior housing in the city. Planning Commissioners
tonight will consider whether to amend the city’s general plan to
change the site from open space to multi-family residential.
WHAT TO EXPECT
Staff members have recommended that the council approve the
land-use designation for the now-vacant site. If commissioners follow
this recommendation, the City Council will consider the matter later.
NEW MEDICAL OFFICES
A traffic study could clear the way for a new 16,500-square-foot
office building at the corner of Old Newport Boulevard and Hospital
Road. The developer would demolish the building at 401 Old Newport
Blvd. and replace it with the new structure to house medical offices
and other services.
WHAT TO EXPECT
A traffic consultant estimated that the new building could add
about 551 new car trips per day to he area, with 34 of those trips
during morning peak drive times and 56 during evening peak driving
times. Planning Commissioners may or may not consider this
acceptable.
NEWPORT TECHNOLOGY CENTER
An item continued from the last meeting could determine whether a
building at 500-540 Superior Ave. can change from an industrial and
research and development uses into a space that can allow more
general office space. The matter was continued after planning
commissioners decided that further traffic study was needed.
WHAT TO EXPECT
Greenlight leaders have made an issue out of this building,
arguing that the zoning change is a way to circumvent the Greenlight
law. There’s likely to be some discussion on this matter and it’s
likely that the discussion will center on traffic.
NEWPORT SPORTS MUSEUM
The Newport Sports Museum, at 100 Newport Center Drive, wants to
expand into an adjacent suit where a health club now sits. But to do
so will require a general plan amendment because the health-club
property is zoned for administrative, professional and financial.
WHAT TO EXPECT
Staff members recommended that commissioners approve the request.
And because it’s not in a residential area, the matter could be
approved with little discussion or controversy.
