Company sells San Diego property
CT Realty Corp., based in Newport Beach, has announced the sale of
a corporate office property in the Carlsbad Research Center for $8.25
million.
CT Realty acquired the property, which served as the Callaway Golf
Co. headquarters, from the golf equipment manufacturer in 2001. CT
Realty redeveloped the entire site -- from office and warehouse usage
to 100% office space. It also invested in a $1-million capital
improvement program to accommodate the needs of multiple tenants.
The redevelopment included expanding the parking lot to achieve a
ratio of four cars per 1,000 square feet; improved landscaping; the
addition of a second elevator; and various tenant improvements. Since
it was established in 1994, CT Realty Corp. has completed more than
120 transactions, totaling more than $1.5 billion, including
acquisitions, sales, development and redevelopment. The company also
provides development financing through strategic partnerships with
developers in California.
The focus of the company’s investment activities is to acquire
well-located assets at values below replacement costs along with
value-added potential that allows attractive profit opportunities.
Asset types are industrial, suburban office, multi-family, retail and
self-storage properties primarily in the purchase range of $5 million
to $75 million.
