Here are some of the items the commission will consider Monday.
MOBILE HOME ORDINANCE
The commission will reconsider an ordinance that replaces and
expands the city’s procedures for mobile home park conversions. The
commission will discuss whether a town hall meeting is necessary
before it votes. The City Council wants new rules to give it more
authority over the conversion process and to delineate the procedure
for mobile home park closures.
WHAT TO EXPECT
“We’ve had a lot of discussion with a lot of the key players who
have had input into this, and I would like to see us move it to the
council as quickly as we can without rushing it,” Chairman Bruce
Garlich said.
EXCEPTION TO REQUIREMENTS
The commission will consider a request from Mike McDaniel and
Joseph Bower for an exception to city requirements for minimum lot
width and area to subdivide a lot into two parcels. The lot is in the
3000 block of Fillmore Way.
The width exception is necessary because the two parcels are 49
feet narrower than the 100-foot minimum lot width required by city
code. The area exception is required because city code requires a
minimum 12,000-square-foot lot. The first parcel is proposed at 5,345
square feet and the second is proposed at 6,084 square feet.
WHAT TO EXPECT
If the parcels are subdivided, they will fit in with the majority
of the parcels on the rest of Fillmore Way, in terms of width and
area, say planning staff members.
“They’ve made the case for the [exception], so I suspect we will
probably do that, but you never know.” Garlich said. “There was some
discussion in the study session whether the findings for the
[exception] were up to snuff ... . That whole area is one we’re
always trying to improve, so I think it’s a benefit to allow that to
happen.”
PERMIT APPLICATION
Werdin-Creekside LLC is requesting the Planning Commission’s
approval to subdivide three parcels at Creekside Commercial
Development into six parcels. The property is near the southeast
corner of Bristol Street and Randolph Avenue. It is requesting a
permit for off-site parking and for shared driveway access to a
public street.
WHAT TO EXPECT
Planning staff members don’t expect any major negative land-use
effects from the subdivision.
“I don’t think it’s very controversial, so I think it will
probably go through,” Garlich said.
